The Former General Manager, The Intimidation and The Extent of the Corruption

The 24th Annual General Meeting of Pecanwood Estate Homeowners Association was held on 19 November 2022.
There was nothing unexpected about the meeting. The chaos which features at each AGM prevailed once again. The marked features of intimidation, shouting, the lies perpetuated by the PHOA and abject apathy of some of those present in the meeting, showed how cleverly the HOA has managed to hoodwink unsuspecting residents.
The meeting started with an introduction of some very draconian rules introduced by the Chairperson. For the very first time, Homeowners were required to be vetted online before they could speak. Which makes one think how many people were intimidated into keeping quiet. If the HOA has nothing to hide why were people so restricted from asking questions?
The HOA has forgotten that this is a Residential Estate ,not a military camp and that they are here to serve the residents, not treat them like subordinates.
There has been a clear trend in the last 18 months that the intention of the PHOA is to assume maximum control of the residents, likened to that of States run by narcissist dictators. This was further evidenced in the draconian Code of Conduct that was tabled and subsequently withdrawn at the meeting, after protests from many residents.
Three issues stand out. The one is the public humiliation of one of the residents whose application in connection with the Unlawful Levies is busy unfolding in the High Court. The resident was not allowed to speak and was told in front of all present that he was not in good standing. The message of the AGM, was clearly that if you do not agree with the practices of the Pecanwood Board or are not involved in the schemes of self serving groups affiliated to the PHOA, that you will be humiliated, hounded and stripped of your Rights whilst your neighbours silently witness the shameful conduct and by their silence, condone it.
The second incident that stood out at this meeting was the address by Mr. Morné Botha, the General Manager of the Golf and Country Club who has recently tendered his resignation. Still popular amongst many on the estate, his tenure will unfortunately be tarnished by his address. He created the impression that everything is perfect at the PHOA (no politics, no irregularities, no conflict - only perfect staff and Directors). If everything is so perfect then why did the Board see the need to conduct an additional internal and forensic audit as mentioned by the Financial Director, at an additional cost to the Homeowners?
Ironically why is he then 1 of 2 senior employees now moving to greener pastures at exactly the same time?
The contents of his reading sought to unite an estate that has been divided through the seemingly Corrupt Practices of the PHOA, and was written with the intent to position the PHOA in a positive light. Mr. Botha struggled through the reading and created the impression that it was not written by him.
The third issue is that once again the voting results of Board members were postponed to the following week, citing audit requirements. As per the Announcements by the Chairperson, the auditors and legal representatives were present overseeing the voting process. There was only one form of voting allowed (physically, not virtually) so there should be no reason why the results could not be announced on the same day. One can only imagine why this additional time is required.
There were Vast amount of rumours over the last few days which indicate that the popular choice of Board candidates among the existing Directors & the Golfing clique are:
S Mokgele,G. Miller and M. Flanagan.
